So, you had your mold issue professionally remedied.  What next?  After the mold has been removed and the area has been remediated to prevent its return, then it's time for a post-mold remediation inspection.


Also known as a clearance inspection, this process includes visual inspection of building materials and moisture assessment of the work area and air quality testing. Both are needed to properly evaluate whether remediation of the mold has been successful or not.


When remediation and clean-up efforts are finished but before containment is removed, testing will be done.  Our licensed mold assessment consultants will perform the final check and sign a mold certificate for you once we deem the project complete and successful.

The Purpose of a Post-Mold Remediation Clearance Inspection

Post-mold remediation clearance tests focus on different evaluations that help to determine the presence of mold in the various areas and whether a mold rehabilitation project has been successful. When the samples are sent to the laboratory it is possible to determine if the dangerous mold levels are in the project area or not.


Clearance checks are intended to determine the effectiveness of mold remediation activities inside existing containment areas in order to record areas that are remedied so that occupants can enter safely.


The results of the clearance testing show only whether the mold is present or not in the sampled areas when the clearance test is carried out.  Consequently, they are not a guarantee that the mold does or does not exist in the house as a whole.

When to Schedule a Mold Remediation Inspection

The following criteria should be met before testing and inspection is authorized to confirm that mold remediation work has been carried out appropriately:

  • Once all clearing, mold removal and mold surface cleanup have been completed by the mold remediation company.
  • After correction by the mold remediation company of the processes linked to the mold problem.
  • Before the remediation area is re-occupied by people at higher risks from building concerns about air quality such as asthma, elderly, immune, infants, etc.
  • When the building remains in still-air conditions with the windows and doors closed to the outside.
  • Before the mold remediation operation, containment barriers should be removed. This allows the inspector to evaluate the deployment, completeness, failure or collapse of the containment system.

We want to allow airborne dirt and debris to settle prior to actually performing a mold testing evaluation. The minimum time to wait after the remediation is 24 hours in still-air conditions.

Our Post-Mold Remediation Process

We determine the degree of removal and cleaning of contaminated materials/areas visually with a microscopic analysis on the soil, dust, air of the assets.

Visual restoration inspection & cleaning thoroughness. We inspect areas that were treated during the process of mold remediation. This helps us to know whether mold growth has completely wiped out the whole area.  If a fungicidal sealant was to applied, we want to see that it was sprayed on clean surfaces and not on top of mold, dirt or debris.

Mold screening checks for successful work area cleaning. We collect samples of physical surfaces that still appear to be moldy or dirty, and collect at least one dust sample of settling surfaces from all cleaned areas. Many research samples may also be obtained by air or vacuum sampling although air sampling alone is not a reliable way to test.

Cross-contamination mold evaluation tests outside of the work area. In addition to the remediation segment, we collect testing samples of suspect surfaces, settled dust, vacuum and/or air in evaluation. We pay close attention to your ventilation system, HVAC systems, damp filters, as well as different areas to ensure that only the slightest signs of mold growth are detected.

Moisture checks. Once we have visually accessed areas, we check for moisture with Infrared technology, which may be responsible for the growth of mold. In areas where there is a lack of ventilation and fresh air and a high amount of moisture, mold is more likely to occur.

Condition of general property. We search for leaks, water spots on walls, holes or gaps inside or outside the house. We also disclose continued conditions that expose the building to further risk of a new mold problem, including failure to fix different causes, water intake and high humidity.

Air Quality Testing, Tape & Swab Sampling. Air cassette samples are taken by our licensed technical expert, both inside and outside the property and sent to an independent testing facility. Each visible sign of mold is swabbed and also sent to our laboratory.

Laboratory analysis of samples.  We typically receive test lab results 1-2 working days after the inspection. Our conclusion on the cleanliness levels expressed by the fungal samples is focused on the pre-remedial and post- remedial properties of many existing studies of the building's pollution in contrast with the original level of contamination.
